Information For Sellers
(for

If you have decided to sell your
Memphis home, You may
also want to decide on which realty company to use as well as choosing a realtor. Interviewing several different companies as well as several
different agents from each company may be time consuming, but it can make a
major difference in how your home is presented to possible buyers. Be prepared
to ask questions to help determine who will professionally market your home
using market knowledge to sell your Memphis home in a timely fashion.
Once your home has been made ready for showing (see
sellers tips), and a selling price has been established, the most important
thing after that is its availability to be seen by the prospective buyers.
Crye-Leike is the only company in town that has an appointment center open 7
days a week and 12 hours a day. I have tried many times to show houses in
Memphis listed by other companies, only to find that I could not get the agent on the
phone or their company on the phone to make the required appointment. That is not only
frustrating for me and for my prospective buyers, but it would be even more
frustrating to that seller, if they knew how many times their home WAS NOT SHOWN
--due to the unavailability of both their agent and that agent's company.
Both Connie and I are available at just about anytime by cell phone, email, text
message, or
home phone. Crye-Leike's appointment center makes it convenient for both
sellers and buyers to see or sell houses in Memphis.
The next thing to consider is how will your agent actually
market your Memphis home. If given the opportunity for an interview, Connie and I will
explain to you in detail, the steps we take to make sure your home is actively
marketed. Too many agents nowadays only stick a sign in someone's yard, and wait
for someone to buy their listing. There are many marketing tools available
to all agents--all it takes is putting those tools to use--and we do just that.
Memphis area real estate is our business.

Information
For Buyers
(for

Buying and owning a home may be the largest single investment of your
life. The first step of course, is getting qualified for a mortgage.
Connie and I can make recommendations to you for timely efficient
guidance in completing this process. We work closely with
several bank loan originators working for high profile lending
institutions here in the Memphis area. They can help with creative
financing; first time homebuyer loans, or whatever your special needs
may be, in order to have your pre-qualification letter to you in a
timely manner. This letter not only gives us guidance on choosing the
right price for your new home but also gives you some additional
negotiating power with the seller.
After getting qualified, Connie and I will assemble this information
regarding any special needs with regards to your home loan along with
information from you regarding your criteria for your new home. Anything that
needs to be considered: schools, locality, size of home, style of home, age of
home, even size of garage. We can gather houses in Memphis area from the multiple listing service
along with color photos and descriptions so you can preview choices. These
choices can be sent to you in email, by fax, or in person--whatever is the most
convenient for you.
Once we find the
house in Memphis you would like to purchase, you can depend on us to help with negotiations
so that we achieve the best possible scenario for you as the buyer. One item we
always ask for is a one-year warranty for the home, if the seller does not
already offer one. We will also always recommend to our clients, to have a home
inspection company, thoroughly inspect all electrical systems, plumbing, heat
and air system, roof, and structural condition of the home, and then ask that
the seller make necessary repairs so that the Memphis home is in top condition for your
move in.
